Level, cleared of structures, and currently overgrown — tall grass, dense scrub, a few volunteer trees mid-lot and a large cabbage-palm clump toward the east line. Mature live oaks with Spanish moss run the back. A low wood fence marks the west line against the single-story home at 826, and a concrete sidewalk runs the full frontage. No structures, no debris: a day with a mulcher and it’s a pad.
R-2 normally wants 7,000 sq ft and 70′ of width for a single-family home. This lot is 4,200 sq ft and 40′ wide, so it builds under Ocala Code §122-249, “existing lots of record” — which waives lot area and width for a single-family dwelling on a lot platted before July 20, 1965 that abuts at least 40 feet of street. Mitchell’s Addition is an original Ocala plat, and the frontage is exactly 40 feet.
Two conditions attach: the owner may not own adjoining property, and all required yards must still be provided. County records show the current owner holds no lot touching this one.
This is not marketed as a duplex lot. A two-family dwelling is a permitted use in R-2, but the dimensional table asks for 10,000 sq ft and 100′ of width. Getting there would take a variance or the assembly of two more Mitchell’s Addition lots.

This lot is inside a mapped Special Flood Hazard Area, FEMA Zone A, on the current effective FIRM panel 12083C0517E (effective 19 April 2017). Verified against both the City of Ocala flood layer and FEMA’s own National Flood Hazard Layer. The front, middle and rear of the parcel all fall inside it.
Zone A, not AE, which means FEMA published no Base Flood Elevation for this area — there is no number to look up on the FIRM. The City of Ocala’s own flood study does carry a BFE of 70 ft (NGVD29) for this basin, so the figure exists locally, but establishing grade will take a surveyor and an elevation certificate.
Practically, for a buyer: the lowest floor must be elevated to or above BFE plus Ocala’s freeboard, an elevation certificate is part of permitting, and flood insurance is required with any federally-backed mortgage. Budget the stem wall or fill before you budget anything else.
It is being built on anyway. 902 SW 2nd St, two doors down, is also mapped Zone A. It changed hands in 2024 and a 2,036 sq ft home was completed on it in 2026. This is a known, solved condition on this street — it is priced in, not hidden.
The asking price reflects an as-is lot with this condition disclosed up front. Verify it yourself: FEMA’s Map Service Center, or Ocala Growth Management at 352-629-8287 for the local floodplain construction requirements.
